The Property Overview Page

Overview

To open a property, click Properties in the left menu → select the property (or open it from the Dashboard). Its overview shows the property summary, access details, notes, inspections, maintenance and documents; use the tabs along the top to switch views and the Actions button (top right) for tasks like changing rent or giving notice.

Open a property and read its overview

Open the property
From the left menu, click Properties and select the property you want (or open it from the Dashboard). This opens the property's Overview tab.

Read the summary
The banner at the top shows the property's address, its suburb and city, the owner (with email and phone shortcuts), the number of bedrooms, bathrooms and garages, and the property and owner Balance.

Jump to property settings
Click the cog icon on the right of the banner to open the property's setup page, where you edit its details, fees and tenancies.
Change the property photo

Open the photo picker
On a computer, hover over the main image and click Change photo; on a phone, tap the image.

Choose the new photo
In the Change your property photo window, use Select a photo to choose the new image.

Save
Click Save. The new image becomes the property's main photo and the blurred banner behind it.
View and edit access details

Find the Access Details card
Scroll to the Access Details card. It only appears once access details have been added to the property (on its setup page).

Open the editor
Open the card's Actions menu (top right of the card) and choose Edit access details.

Update the details
Change the text — for example a lockbox code or gate instructions.

Save
Click Save (or Cancel to discard your changes).

Note: Access details are shared with tradespeople sent to work on the property, so keep sensitive codes accurate and current — clearing the box and saving removes them entirely.

Add notes and reminders

Start a note
On the Notes card, open its Actions menu and choose Add note.

Write the note
Type your note in the Notes field on the Add Note page.

Add a reminder (optional)
Set Would you like to schedule a reminder? to Yes, then set the Choose a date and Reminder Time fields. To repeat it, tick Make recurring reminder and pick a Recurrence interval (up to 24 months).

Save
Click Save Note.
Track inspections, maintenance and documents

Review the cards
The Inspections, Maintenance Requests and Documents cards list what's already recorded for the property. Click any row to open it.

Create an inspection
On the Inspections card, open its Actions menu and choose New inspection. It acts on the current tenancy, so a tenancy must be set up first.

Create a maintenance request
On the Maintenance Requests card, open its Actions menu and choose New maintenance request. It also acts on the current tenancy.

Add a document
On the Documents card, open its Actions menu and choose Add property document or, when there's a tenancy, Add tenancy document.

Note: Inspections and maintenance requests are tied to a tenancy — if the property has no current tenancy, the New inspection and New maintenance request options won't appear until you set one up.

Use the tabs
The tabs along the top move between Overview, Inspections, Maintenance, Listings, Transactions, Water and Timeline — each is a full list for the property.

Switch tenancy if there's more than one
When a property has had more than one tenancy, a Choose a Tenancy card appears — use its select field to switch which tenancy the overview shows.
Run a task from the Actions menu

Open the Actions menu
Click the Actions button (top right of the page).

Choose the task
Pick the task you need — for example Change rent, Give notice, Invite tenants, New tenancy variation, Edit property or Deactivate property. The menu only lists what applies right now, so some options depend on the tenancy being active or signed.

Note: Change rent only shows while the tenancy is active, whereas Give notice shows while the tenancy is active or awaiting its start date — so a signed tenancy that hasn't started yet can already be given notice. If an option you expect is missing, check the tenancy's status.

Frequently asked questions

Why can't I see an Access Details card?

The Access Details card only appears once access details have been saved for the property. Add them on the property's setup page and the card will appear, ready to edit.

Why is there no New inspection or New maintenance request option?

Both act on a tenancy. If the property has no current tenancy, those options are hidden — set up a tenancy first, then create the inspection or request from the card's Actions menu.

How do I set a reminder on a property note?

When adding or editing a note, set Would you like to schedule a reminder? to Yes, choose a date and time, and optionally tick Make recurring reminder to repeat it on an interval of up to 24 months.

The property has several tenancies — how do I view a different one?

Use the Choose a Tenancy card near the top of the overview. Its select field switches which tenancy the cards on the page (inspections, maintenance, rent, bond and so on) refer to.

Where do I edit the property's address, fees or other details?

Click the cog icon on the banner, or choose Edit property from the Actions menu — both open the property's setup page. See Set Up a Property for the full walkthrough.
