Change of Landlord
Overview
To change the landlord on a tenancy's bond, open the property → click the Actions button → Change of landlord, choose the From party and To party, enter the incoming landlord's name and email and the Takeover date, then click Submit to Tenancy Services.
Before you start
Note: Your agency must be authenticated with RealMe before a change of landlord can be submitted. Without it, Keyhook blocks the change before it reaches Tenancy Services.
Submit the change of landlord
Note: The Takeover date must be after the tenancy start date. An earlier date is rejected on the spot, before anything reaches Tenancy Services.
Important: If Change of landlord isn't in the Actions menu, the tenancy is missing something the change needs. It only appears on a tenancy that carries a Tenancy Services bond number and is active, not yet started, or ended. Add the bond number to the tenancy if it's missing. It also won't show for a property that isn't in your agency's portfolio.
After you submit
Note: Tenancy Services no longer accepts the paper Change of Landlord form, so submitting it from Keyhook is how the landlord on a bond gets updated.
If Tenancy Services rejects the change
Frequently asked questions
Does this create a new landlord number for the incoming landlord?
No. Keyhook sends only their name and email address. Tenancy Services sets the landlord number themselves through RealMe, using the incoming landlord's existing number if they're already registered, or creating one if they're not.
Can I do a change of landlord on a tenancy that has ended?
Yes, as long as the bond is still lodged with Tenancy Services. Ended tenancies keep the action for exactly that reason. The bond can still be live and need the landlord updated before it's refunded.
How is this different from a change of tenants?
A change of tenants swaps who is renting the property; a change of landlord swaps who Tenancy Services holds as the landlord on the bond. A change of tenants builds a variation everyone has to sign and then a separate submit step, while a change of landlord is one form with no signatures.
