Read an Owner Statement
Overview
An owner statement (the Account Summary Keyhook emails owners at each payout) sums up a period's money in, deductions and the net paid out. Open Financials → Owner Statements → click Actions to generate the portfolio or individual-property view → read the summary, then expand a property for its breakdown → Preview, download or send from the same menu.

Note: The rent ledger a statement is built from starts the day after the property's Rent Paid Through date, so for a migrated property, rent paid out in a previous system before migration won't appear here.

Note: If an owner uses an accountant, open the owner record, and under Additional email addresses add the accountant's email and tick Accounts email so a copy of every statement goes there too.
Frequently asked questions
Why hasn't a supplier bill been deducted yet?
A supplier bill only deducts once the property has enough funds. Until then it shows against the property (pending) but hasn't hit the payout; Keyhook moves it to allocated automatically once funds clear.
Can I correct a management fee after it's processed?
Fees lock once processed — Keyhook doesn't retroactively recalculate them. Corrections are made with a journal rather than by recalculating, and that journal then shows on the statement.
Why does a refund or correction show as income?
Any journal into a property appears under Additional Income — that's how refunds and corrections reach the owner on the statement.
Why is an older supplier invoice on this month's statement?
If you process a late supplier invoice through Bill Pay, Keyhook snaps it into the current month automatically (while still showing its original date during processing), so it lands in the current period rather than reopening a past one with a negative opening balance.
What's the difference between the owner, portfolio and individual-property statements?
Generate Individual Owner Statement covers all of one owner's properties in a single document — this is what owners receive. Generate Portfolio Statements is scoped to a selected agency Portfolio (a grouping of properties), and only appears if your agency uses portfolios. Generate Individual Property Statement shows a single property on its own — mainly for answering a query about that property.
