Responsibility Defaults

Overview

Responsibilities record who looks after what at a property: the lawns, the water rates, the heat pump servicing. Your agency keeps a standard list at Agency → Responsibility Defaults, and a property manager picks from it while building a tenancy agreement.

Set up your agency's list
1
Open the list
From the left menu, click Agency, then Responsibility Defaults.
2
Add a responsibility
Click Add responsibility, name the Item, choose the Party who looks after it, and add Notes if it needs explaining. Notes is optional.
3
Build the list you actually use
Until something is on this list, the agreement builder has nothing to offer and every responsibility has to be typed out on each tenancy.
Use them on a tenancy
1
Open the agreement
From the left menu, click Properties, open the property, then Set Up Tenancy, and open or start the tenancy agreement.
2
Pick the ones that apply
In the Responsibilities section, choose from your agency's list. Picking one copies its item, party and notes onto that property.
3
Adjust it for this tenancy
Once copied, you can change the party or the notes for that tenancy alone, without touching your agency's list.

Note: Changing your agency's list never changes an agreement that has already been built. Those agreements keep the responsibilities they were built with.
