Entry Charges

Overview

Entry charges are one-off amounts your agency can charge a tenant at the start of a tenancy, such as a bond lodgement fee or a linen pack on a furnished rental. You keep the list at Agency → Entry Charges, and a property manager ticks the ones that apply while building a tenancy agreement.

Set up your agency's list
1
Open the list
From the left menu, click Agency, then Entry Charges.
2
Add a charge
Click Add charge, write the Charge and set the Amount. The wording becomes the line on the tenant's invoice, so write it the way a tenant should read it. Amounts are in NZD and include GST.
3
Keep it tidy
Change or remove a charge here whenever your prices change. The list is your agency's own and applies across all your properties.

Note: Nothing on this page charges anyone. It is a price list, and a charge only becomes real when a property manager ticks it on an agreement.

Add charges to a tenancy
1
Open the agreement
From the left menu, click Properties, open the property, then Set Up Tenancy, and open or start the tenancy agreement.
2
Tick what applies
In the Additional charges section, tick the charges for this tenancy. Only charges on your agency's list appear, so add one at Agency → Entry Charges first if what you need is missing.
3
Check before you send
Review & send warns you if a charge you ticked is no longer available, so you can fix it before the agreement goes out.

Note: Entry charges are never part of the tenancy agreement itself. A tenancy agreement can't contain charges, so ticking one here queues the charge alongside the agreement rather than adding it to the document. Your tenant sees it on their invoice, not in what they sign.

What the tenant is charged
1
One invoice is raised
When the agreement is complete and the tenancy starts, Keyhook raises a single tenant invoice covering every charge you ticked, due on the tenancy start date.
2
It is charged once
If no charges were ticked, no invoice is raised. An invoice is never raised twice for the same tenancy.
