Tenancy Agreement Templates

Overview

To reuse your clauses, open the tenancy agreement builder → build up the clauses you want → click Save to template. On the next tenancy, open the builder and click Load clauses from saved template to drop them straight in.

Build the clauses for a template

Open the tenancy agreement builder

In Set Up Tenancy, go to the tenancy agreement step and click Build tenancy agreement (or Edit tenancy agreement if you've already started one). This opens the builder on its own page. (See Set Up a Tenancy.)

Choose the base document

Under Choose the base document for your tenancy agreement, pick a Residential document (from Keyhook or Tenancy Services) or Boarding House. This is required.

Add clauses from the library

Click Show clause library to open the Keyhook Clause Library, search for the clause you want, and switch on its toggle — a checked toggle means the clause has been added to your lease.

Write a custom clause

Click Add a clause, enter a Title and the Clause text, then click Save clause. It's added to the bottom of the list.

Tidy the list

Click Edit on any clause to change its wording, drag clauses to reorder them (or use the up/down buttons on mobile), and click Delete to remove one.

Note: A custom clause must comply with New Zealand tenancy law — an unenforceable clause can't be relied on even once it's in the agreement.

Save your clauses as a template

Open the save dialog

In the Lease Conditions section, click Save to template (top right).

Choose a new template or overwrite one

In Select a template, choose Create new template to save a fresh one, or pick an existing template from the list to overwrite it with the current clauses.

Name a new template

For a new template, type a Template name (for example "Standard Residential Lease").

Save

Click Save. The template is stored and can be reused across all your properties.

Note: Save to template only saves the reusable template — it does not attach these clauses to the tenancy you're on. Click Save and continue at the bottom of the builder to save the clauses onto this tenancy.

Load a saved template into a tenancy

Open the builder for the tenancy

Open the tenancy agreement builder for the tenancy you're setting up.

Start the load

Under Load clauses from saved template, click Load clauses from saved template.

Pick the template

In the Load clauses from template window, choose the template you want from the dropdown.

Load

Click Load. The template's clauses drop into the tenancy, ready to adjust before you click Save and continue.

Note: Loading a template overwrites any clauses you've already added to this tenancy — Keyhook warns you before it replaces them.

Update a saved template

Load the template

Open the builder and click Load clauses from saved template to bring in the version you want to change.

Make your changes

Add, Edit, reorder or Delete clauses until the set is right.

Save over the template

Click Save to template, and in Select a template choose the same template (not Create new template), then click Save to overwrite it.

Note: Overwriting a template only updates the template itself. Tenancies that already loaded it keep their own copy of the clauses and are not changed.

Frequently asked questions

What's the difference between Save to template and Save and continue?

Save to template stores a reusable set of clauses for future tenancies. Save and continue (at the bottom of the builder) saves the current clauses onto the tenancy you're setting up. They're separate actions.

Are my templates available on every property?

Yes — saved templates are shared across all your properties. When you load one, its clauses are copied into that tenancy so you can adjust them without affecting the template.

If I update a template, do my existing tenancies change?

No. Loading a template copies its clauses into the tenancy at that moment, so later edits to the template don't flow back to tenancies that already used it.

Can I use a template with a Boarding House agreement?

You can still save and load templates while a Boarding House base document is selected, but choosing Boarding House disables the clause library, and the Boarding House agreement is produced from a fixed Tenancy Services form that doesn't render builder clauses — so neither your custom clauses nor any Keyhook clauses appear on that document.

How do I remove a clause I added by mistake?

Click Delete on the clause and confirm in the pop-up, or open the Keyhook Clause Library and toggle that clause off.
