Manage a Property Record

Overview

To manage a property, open it from the Properties list → click the Actions button (top right) → choose Edit property to change its details, or Deactivate property to archive it. Edit the address from inside the General property details section.

Open the property record
From the left menu, click Properties and select the property you want to manage (or open it from the Dashboard).

Review its current details
The property page shows its current tenancy, rent and bond status, inspections, maintenance, documents and notes — review these before you make any changes.
Edit the property's details

Open Edit property
Click the Actions button (top right) and choose Edit property — this opens the property setup page (its heading reads Set up [address]).

Open the section you need
The page opens with three tabs — Property, Tenancies and Owner — and the property details live on the default Property tab. There it's split into sections — General property details, Management fees, Owner payment, Insurance, Healthy homes, Custom fields, Documents and Water management. Click the section you want to change; you can edit them in any order.

Make your changes
Update the fields in that section — for example the Property type, Bedrooms and Bathrooms, or the Expected Rent.

Save
Click Save and continue (or Save on the last section).
Edit the property address

Open General property details
On the property setup page (Property tab), open the General property details section. The property's current Address is shown at the top.

Click Edit address
Click Edit address to reveal the editable address fields.

Update the address
Correct the Street address, Suburb, City, Post code and CountryRegion/state is optional.

Save
Click Save and continue.

Note: Use this only to correct an existing property's address. A genuinely different property is a separate record — add it as a new property rather than editing this one.

Deactivate (archive) a property

Open Deactivate property
Click the Actions button and choose Deactivate property.

Confirm
Read the warning that this will archive the property and stop any processes attached to it, then click Deactivate.

Reactivate when needed
A deactivated property stays in your records. To bring it back, open the Actions button again, choose Activate property and click Activate. Reactivating restores the property but not its ended tenancy — set up a new tenancy if it becomes tenanted again.

Note: Deactivating ends the property’s current tenancy — its status is set to Ended, managed rent is switched off, and the current tenants are emailed that the property was deactivated. A deactivated property is read-only but keeps its full history. Reactivating with Activate property brings the property back, but does not reinstate the ended tenancy — you'll need to set up a new tenancy. Only deactivate a property whose tenancy is genuinely over; to simply keep old records, deactivate rather than delete.

Delete a property

Open Delete property
Click the Actions button and choose Delete property. Delete is blocked once the property has an active or past (ended) tenancy, a non-draft listing, or a service request that has reached the confirming, awaiting-completion or completed stage. Draft listings, tenancies that haven't started, and early-stage service requests don't block it.

Confirm the deletion
On the confirmation — “This action cannot be undone” — click Delete.

Note: Deleting is permanent. If a property has an active or past (ended) tenancy, a non-draft listing, or a service request at the confirming, awaiting-completion or completed stage, delete isn't offered — deactivate it instead to keep the records.

Frequently asked questions

Do I have to edit the sections in order?

No — the property setup page isn't sequential. Open any section, make your change, and it saves on its own when you click Save and continue.

Why won't the General property details section save?

On the server, only the address fields are required — the Street address, Suburb, City, Post code and Country must be filled before it will save. Fields like Property type, Bedrooms, Bathrooms, Garages and Authority to fix limit aren't required by the backend — if the form won't let you continue without one of them, that's a front-end prompt, so fill it in and try again.

What's the difference between deactivating and deleting?

Deactivate property archives it in a read-only state and keeps its full history — you can reactivate it any time. Delete property removes it permanently, and isn't offered once the property has an active or past (ended) tenancy, a non-draft listing, or a service request at the confirming, awaiting-completion or completed stage.

Why is there no Delete property option in the Actions menu?

Delete is blocked once the property has an active or past (ended) tenancy, a non-draft listing, or a service request at the confirming, awaiting-completion or completed stage. Draft listings, not-yet-started tenancies and early-stage service requests don't block it. When delete isn't offered, deactivate the property instead.

Can I edit a property after deactivating it?

No — a deactivated property is read-only. Choose Activate property from the Actions menu to reactivate it before editing.
